The UC Catalog
Although the ICAMP/Asset Manager may not spend much active time in the UC Catalog, it is good to know where the catalog resides within Tririga, so that when needed it can be referenced
As discussed in Section 1, “Overview of the UC ICAMP Asset & Cost Catalog and Uniformat Classification”, the catalog is made up of both “assets” and “activity costs”. And it is through the use of these standardized, classified items that UC is able to create an “apples-to-apples” inventory of assets and deferred maintenance costs across the UC portfolio
The “assets” are stored in the Building System Class and the “activity costs” are stored in Assembly
Initially getting familiar with, and eventually developing a working knowledge of, the BSCs and Assemblies will allow the user to more easily create assets and develop DM opportunities and will also allow them to easily search for items, group like items, report out on items, and begin to analyze and plan activities based on these standards.
Building System Class (BSC) – Assets
Using the Building System Class page will allow the user to view the contents and of the UC asset catalog as well as find a specific BSC/asset record to open, view and drill down into its contents.
From the Portfolio Start Page, click Building System Class
The Building System Class Page will be displayed
- Common navigation controls
- Filterable fields for record search at the top of the page
- Download records to Excel
- Set items per page and advance page
- Helpful to know filters and values:
- ID (BSC)
- Enter a unique BSC ID record number to return and display the building system class (asset) record
- Name
- Enter the name of a BSC/asset to see the record
- Level
- The BSC records page shows all the records required to create the 5-Level classification framework
- Recall, from Section 1, that the UC Asset and Cost Catalog is structured into a 5-Level hierarchy that deconstructs buildings and site work into easy to identify categories at Level 1. Then each subsequent level provides a more detailed and focused view of the system, until the asset component is defined at Level 5:
- Level 1: Primary Building and Site Class
- Level 2: Major System Groups
- Level 3: Individual Systems
- Level 4: Asset Component Classes
- Level 5: Individual Asset Components
- To filter on a specific level, enter a value of 1-5
- Replacement Cost Source
- Indicates where the catalog item was originally sourced from, either
- RS Means
- UC (UC Davis)
- Indicates where the catalog item was originally sourced from, either
- RS Means Unit of Measure
- Each Asset includes a standardized Unit of Measure which can be used for filtering records
- Replacement Cost Per UoM
- Each Asset includes a replacement cost per UoM, that is sourced from the assembly cost section of the catalog, which can be used for filtering records
- Life Expectancy
- Each Asset includes an expected life of service which can be used for filtering records
- Service Class
- Assets can be filtered by Service Class, or the discipline generally responsible for managing the item. The Service Class values are:
- Architectural
- Electrical
- Mechanical
- Infrastructural

- BSC Visible
- As the catalog evolves, some assets may no longer be used and can be unchecked, and therefore will not be visible when the catalog is being used to install assets
- Enter “True” to see visible assets still in use
- Enter “False” to see assets that are no longer visible and being used

- BSI Inventory Requirement
- Indicates for this given asset type whether or not the inventory is required (“Yes”) or if the record is being created to capture a deficiency (“No”)
- BSI Inventory Quantity As:
- Indicates how/which Unit of Measure the asset should be inventoried in, or if the asset quantity should be rolled up, or only captured by the amount deficient
- ID (BSC)
- Open and View Record and Close the Record
- Click on a specific Building System Class (BSC)-Asset record to open it and view its contents
- To Close the record, click on the Close Icon (x) at the top right of the page
Assemblies – Activity Costs
Using the Assembly page will allow the user to view the contents and of the UC activity cost catalog as well as find a specific assembly record to open, view and drill down into its contents.
From the Portfolio Start Page, click Assembly
The Assembly Page will be displayed

- Assembly Number (ID)
- Enter an Assembly number to return and display the Assembly (activity cost) record
- Line Item Name
- Enter the name of an assembly to see the record
- Replacement Cost Source
- Indicates where the catalog item was originally sourced from, either
- RS Means
- UC (UC Davis)
- Indicates where the catalog item was originally sourced from, either
- Unit (RS Means Unit of Measure)
- Each Assembly includes a standardized Unit of Measure which can be used for filtering records
- Frequency
- Each Assembly includes an expected frequency of the activity which can be used for filtering records
- Labor Hours
- Each Assembly includes a number of Labor Hours required to perform the activity
- Material Unit Price
- Each Assembly includes an estimate of the material unit price for the activity
- Labor Unit Price
- Each Assembly includes an estimate of the labor price for the activity
- Equipment Unit Price
- Each Assembly includes an estimate of the equipment unit price for the activity
- Total In-House Costs
- Each Assembly has a base total in-house cost estimate that takes the base cost and increases it to reflect performing the activity in-house. This is not the same as the Campus In-House Project Index
- Total OP
- Each Assembly has a base total overhead and profit cost estimate to reflect performing the activity using an outside contractor. - Building System Class
- Each Assembly is associated to a Building System Class, this is the BSC ID that the assembly is associated to
- More than one assembly can be associated to a BSC item
- e.g., BSC equals Boiler 250 MBH
- can have an assembly for Repair Boiler or for Replace Boiler
- UC Assembly Filter
- As the catalog evolves, some assemblies may no longer be used and can be unchecked, and therefore will not be visible when the catalog is being used for cost estimation
- Enter “True” to see visible assemblies still in use
- Enter “False” to see assemblies that are no longer visible and being used
